What changes the price
Why two homes on the same street can quote differently
Foundation type
A poured-concrete basement with an accessible sump is the easiest scenario. Block walls, multiple slabs, finished basements, or crawlspaces add labour and materials.
Number of suction points
Most Windsor-Essex homes need one suction point. Larger floor plans, additions, or homes with a poorly connected sub-slab gravel layer may need two — adding roughly $400–$800.
Pipe routing
Running the radon stack up through an interior chase looks cleaner but takes more labour than an exterior wall route. We'll show you both options.
Fan model
A standard quiet inline fan is included. Homes with very high starting radon levels or restrictive sub-slab conditions may need a higher-static-pressure fan ($150–$300 upgrade).
Sealing & finishing
Sealing floor cracks, the sump cover, and the slab-to-wall joint is part of every install. Restoring drywall, paint, or finished ceiling tiles is quoted separately if needed.
Crawlspaces
Crawlspaces almost always require a sealed polyethylene membrane in addition to ASD. Expect $500–$1,500 above a standard basement install, depending on size.

Common pricing questions
Do I need to test before I get a mitigation quote?+
Yes — a long-term radon test (minimum 91 days) confirms whether you actually need mitigation and tells us how aggressive the system needs to be. We won't install a system without a confirmed test result.
Is there a government rebate for radon mitigation in Ontario?+
There is no province-wide rebate program in Ontario as of 2026. The federal Canada Greener Homes program does not currently cover radon mitigation. Some private insurers and employer wellness programs offer partial reimbursement — ask your provider.
What does the radon fan cost to run?+
A typical mitigation fan draws 40–90 watts continuously. At Windsor-Essex electricity rates, that's roughly $5–$12 per month — about the same as a single LED bulb left on 24/7.
How long does a mitigation system last?+
The PVC piping and sealing should last the life of the home. The fan typically lasts 10–15 years and is a $150–$400 replacement when it eventually fails.
Does mitigation affect home resale value?+
In most cases yes — a documented mitigation system with a post-install test result below 100 Bq/m³ is increasingly viewed as a positive disclosure, especially in Windsor-Essex where buyer awareness of radon is growing.
Can I install a mitigation system myself?+
It's legal but strongly discouraged. An incorrectly designed system can fail to lower radon, or worse, create back-drafting issues with combustion appliances. C-NRPP certification exists for a reason.
